Non-Eu Nationals can acquire a Cyprus Citizenship by investment into Cyprus Real Estate. The Cyprus Investment programme improves investors personal mobility and security whilst providing significant investment opportunities.

Benefits of Cyprus Citizenship

  • Dual citizenship is allowed by Cyprus.

  • By obtaining Cypriot citizenship, one does not automatically become a tax resident of Cyprus, unless he/she spends more than 183 days in the country in one calendar year. Here, important tax advantages can be obtained.

  • Able to become, director or shareholder of a Cyprus based entity/business.

  • All family members can acquire Cypriot citizenship (spouse and children up to 18 years old – also adult children until the age of 28 if they can show that they are financially dependent on the applicant). Also, the parents of the applicant qualify for citizenship if they buy a home for €500,000 plus VAT.

  • Access to healthcare and education, especially useful when your children are considering University options.

Requirements for Cyprus Citizenship by Investment

  • Applicant must have a clean criminal record and provide adequate documentation as such from the country of origin or the country residency.

  • Applicants should not be on the list of persons whose assets are under order by the EU to be frozen.

  • Applicant is required to have a permanent residence in the Republic of Cyprus worth a minimum of €500,000 plus VAT, plus €2,000,000 to be invested in Cyprus centric real estate/ land development/ Infrastructure projects, or in Alternative Investment Funds or €2,000,000 to be invested in your permanent residence or real estate.

  • Permanent residence must be owned for life or replaced with a similar property.  The applicant must retain the remaining investments for a period of at least  5 years as from date of the naturalisation.

  • Private Health insurance policy for applicants and his dependants must be maintained at all times valid in Cyprus.

  • All required documents issued by a foreign authority should be translated to either Greek or English.

  • Applicant must hold a valid Schengen visa (Unless not required to enter EU).

  • Donation of €75,000 to Research and Innovation Foundation.

  • Donation of €75,000 to the Cyprus Land Department. 

Cyprus Investment Programme: Investment Gateways

 

Gateway 1 – €2,000,000 investment Plus €150,000 in Donations

A five-year investment of €2,000,000 in a Cyprus Residential Real Estate.

The Real estate investment must be retained for a minimum period of five years, after which the investor can liquidate the €2,000,000 property but he must retain another Cyprus Residential property worth at least €500,000 which must be held indefinitely.

Qualifying investments through Gateway 1

  • Purchase one house/villa of at least €1,500,000, and one apartment/house/villa of at least €500,000. In five years time sell the house/villa.

  • Purchase one house/villa/apartment of at least €2,000,000, after five years sell the property and at the same time acquire a Residential property of at least €500,000.

  • Purchase a block/portfolio of villas/apartments of a sum €2,000,000. In five years sell the block/portfolio and retain or purchase one Residential property worth at least €500,000.

Note: The parents of the main applicant can be included in the application with an additional investment of €500,000 in a Residential property.

 

Under the CIP Gateway 1, two obligatory donations apply

  • A donation of €75,000 to the Cyprus Land Department.

  • A donation of €75,000 to Research and Innovation.

The donation to the Cyprus Land Department is applicable with no exemption whereas, the donation to Research and Innovation will not be applicable if the applicant invests at least €75,000 in a Cyprus-based certified innovative business.

 

Gateway 2 – €2,500,000 investment as a combination of Real Estate and other Investments, Plus €150,000 in Donations

A five year investment of €2,000,000 in any of the below (Can be mix and matched).

  • Cyprus Real Estate including, Residential, Commercial, Land (Development plans mandatory) and infrastructure.

  • Formation, Acquisition or involvement in a Cyprus Business(s) in which the applicant would be a shareholder and employ at least five Cypriot or European nationals.

  • An Alternative Investment Fund (AIF) or Financial Assets of a Cyprus entity(ies) regulated and licensed with CySEC (Cyprus Securities and Exchange Commission), operating in Cyprus.

AND

  • A Cyprus Residential property worth at least €500,000, which will be retained indefinitely.

The parents of the main applicant can be included in the application with an additional investment of €500,000 in a Residential property as mentioned in Gateway 1.

 Under the CIP Gateway 2, two obligatory donations apply

  • A donation of €75,000 to the Cyprus Land Department.

  • A donation of €75,000 to Research and Innovation.

The donation to the Cyprus Land Department is applicable with no exemption whereas, the donation to Research and Innovation will not be applicable if the applicant is involved or invested at least €75,000 in a Cyprus-based certified innovative business. Alternatively, the donation to Research and Innovation will not be applicable if the applicant invests €400,000 in an established Cypriot company, which operates in a primary or secondary sector of the economy (Construction is excluded), or in sectors including R&D, Health, Education or Renewable energy. The €400,000 investment in the established Cypriot company count towards the  €2,500,000 required for Cyprus Investment Programme.
